CMS provides a full range of mechanical services across Sydney, including preventative and planned maintenance programs, reactive and emergency fault call-outs, HVAC system installation and commissioning, mechanical fitouts and tenancy modifications, base building upgrades and system refurbishments, and certified Annual Fire Safety Statement (AFSS) inspections.

For most commercial buildings, we recommend a preventative maintenance as a minimum. High-use facilities such as shopping centres, industrial sites, or buildings with complex systems may benefit from more frequent visits. An Annual Fire Safety Statement (AFSS) is a legal requirement for most commercial buildings in NSW. It certifies that essential fire safety measures including mechanical ventilation and smoke control systems are operating correctly. CMS provides certified AFSS inspections carried out by qualified personnel, ensuring your building meets its compliance obligations each year.

Emergency and Response

Yes. CMS provides emergency call-out services across Sydney. Whether it is a failed system overnight, a breakdown over the weekend, or an urgent fault at a critical facility — our team is available to respond. Emergency response is available to both contract clients and non-contract clients.

Response times depend on the nature and urgency of the fault. For emergency call-outs, we aim to have a technician on-site as quickly as possible. For reactive maintenance requests, our team will assess priority and schedule accordingly. Clients on a service contract are prioritised for response. Projects and Fitouts

CMS delivers a wide range of mechanical projects including commercial and retail tenancy fitouts, base building HVAC upgrades and replacements, industrial mechanical installations, system refurbishments and modifications, and design-and-construct works where full engineering is not yet developed. Projects range from small single-tenancy works through to larger multi-floor base building upgrades.
